Dormer loft conversions are one of the most popular ways of creating more space within your home. But what actually is a dormer, is it suitable for your property, and how much is it likely to cost?

With a dormer loft conversion a box-shaped structure is added to the side of the pitched roof. This creates additional headspace and usable floor space within your property that can be configured in a number of ways. From a master bedroom with en-suite bathroom to home office or playroom for the younger members of the household.

Large windows are often added to the vertical walls of a dormer to allow more light into the new loft space. A feature like this also has the benefit of helping integrate the new structure with your existing house design.

One potential drawback is a loss of storage space, with the 90 degree design of the side walls and roof eliminating the loft eaves. While this often isn’t a deal breaker, it is something that you should consider at the outset of a project. Especially if your loft eaves are currently packed to the rafters.

A dormer loft conversion typically takes us five to seven weeks to complete at a cost of between £35,000 and £60,000. Prices vary based on a range of project and property specific factors including internal configuration, fixtures, fittings and the existing loft space.
